Ritch Living partners with property agents to manage HMO properties under long-term commercial lease arrangements. We serve as the sole professional tenant, managing the property’s daily operations while the agent maintains their relationship with the landlord.
Workflow and Responsibilities
- Introduction: The agent introduces a suitable property and landlord to Ritch Living for a corporate leasing arrangement.
- Commercial Lease: Ritch Living signs a long-term commercial lease agreement (typically 3-5 years) directly with the landlord.
- Tenant Sourcing: Ritch Living identifies and vets professional sub-tenants, managing all contracts and daily communications.
- Agent Fees: The agent continues to collect their introduction or management commission as agreed with the landlord.
- Operational Upkeep: Ritch Living handles bi-weekly professional cleaning and performs minor internal maintenance tasks.
- Major Repairs: Structural issues or major maintenance remain the responsibility of the landlord and are coordinated through the agent.
